An intermodal logistics park is a rail yard and warehousing complex that creates a massive trucking distribution hub.  It operates 24/7 under stadium lighting through the night with cranes unloading containers from trains and loading them onto trucks.  Diesel trucks transport the containers to warehousing on-site and off-site. 
The facility proposed for between Gardner and Edgerton would be an 1100-acre site about half rail yard and half warehouses creating a 1.5 square mile industrial complex with phase 1 warehousing completed.  There is a phase 2 warehousing development planned for south of the site.
